Marketing Procedure

It is always important for the agent to help the client understand the market and the procedures the agent will use to sell the owner’s property. Provided below is the marketing procedure we will use to sell your property.

Agree on Price & Terms: You will be provided with a summary of current competing properties, property rejects (properties that did not sell) and past property sales. With this information we will assist you in establishing the best market pricing and terms.

Submit Listing to Multiple Listing Service: Your property will be listed in the Bryan/College Station Regional Association of Realtors Multiple Listing Service. Photographs of your property will be showcased to all member realtors.

Install Yard Sign: A "For Sale" sign will be installed in front of your property (if not restricted by community covenants and restrictions.)

Create a Marketing Flyer: Cambridge Realty will produce a flyer featuring photographs and a detailed summary of your property's many features.

Direct Mail: A high quality "Introducing" Postcard will be created and direct-mailed to targeted prospects.

Establish Showing Instructions: We will establish showing procedures APPROVED BY YOU. Following the showing of your property you will be updated by phone, mail or e-mail as soon as possible.

Status Reports: Throughout the course of your listing term you will be updated by phone, mail or e-mail on the progress of the marketing of your home. You will also be updated on any changes in the market that may affect your property.

Internet/E-Marketing: The internet is one of the main targets for effectively marketing to homebuyers today, regardless of their location. In fact, the out-of-area buyer will use the internet as their main source of information. The challenge with internet marketing is the capture and cultivation of prospective buyers. Our website and E-Marketing efforts are geared to providing enough useful information to entice interactivity with your property.
